A lead paint inspection is a professional service performed on a residential rental dwelling built before 1978. This service is performed to identify lead paint hazards caused by cracked, chipped and/or peeling paint.
A lead paint inspection is required at every tenant turnover, meaning when a tenant moves out and before a new tenant moves in, a lead paint inspection must be performed. Otherwise, the renewal is every two years and not at tenant turnover if you have a lead-free property.
A lead paint inspection can take up to 1 hour depending on the square footage of the property. The interior and exterior of the property will be inspected during the lead inspection. An addition 30 minutes may be required for dust wipes samples.
Areas included but not limited to inspection:
• exterior doors, windows, walls, decks, storage sheds, garages, and any other structures.
• interior door, windows, walls, baseboards, and cabinets.
Look for cracked, chipped and/or peeling paint on all internal and external surfaces. Cleaning recommendations include the usage of a detergent wash and a HEPA vacuum by the property owner/landlord/property manager or a professional cleaning company. Change the water and wash cloth frequently to avoid cross contamination.
If your property has the original windows:
• One dust wipe from the window well.
• One dust wipe from the floor or windowsill.
If your property has replacement windows:
• One dust wipe in each room.
• One dust wipe from the floor or windowsill.
Standard lab results are available 3 days after the submission. For example, if the samples are taken on Monday, then Tuesday will count as the first of three days. Your results will be back on Friday, but you can request to have an expedited service.
The 30 Minute Consultation service is an evaluation of the rental property that will prepare the property owner/landlord/property manager for a full lead paint inspection. The interior and exterior are both reviewed during this consultation. We will provide the property owner/landlord/property manager with repair information and suggestions that will help them pass future lead inspections. This service is mostly directed at new property owners or property managers that need to understand the process.
Some local municipalities, such as the City of Cumberland, require a rental property inspection in addition to the lead paint inspection. Check with your local housing office for more information.
